Before leasing an office, shop, clinic, warehouse or other business premises in Egypt, confirm that the space can lawfully and practically be used for the intended activity. A low rent or attractive location does not resolve problems with title, building approvals, permitted use or the landlord’s authority.

Verify the premises and the landlord

Identify the exact unit, floor, boundaries and any parking or storage included. Ask for documents showing the landlord’s ownership or authority to lease, and check that the person signing can bind the owner. If a company or agent acts for the landlord, review the relevant authorisation. Confirm whether there are co-owners, existing tenants or restrictions that could affect possession.

Confirm that the activity is allowed

Describe the planned use precisely in the lease. Check zoning, building use, occupancy, safety requirements and any sector-specific licences with the appropriate authority or qualified adviser. A lease clause alone may not make a location suitable for a regulated activity. Consider whether signage, alterations, equipment, customer access or storage require separate approval.

Set the commercial terms clearly

Write down the term, renewal options, rent and currency, payment dates, deposit, increases, utilities, maintenance, taxes and service charges. State which party handles structural repairs and which handles routine maintenance. Explain how the deposit may be used and when it must be returned. Record the condition of the premises at handover with dated photographs and an inventory of keys, meters and equipment.

Protect fit-out and exit rights

Get written approval for works before starting. Specify who owns installed fixtures, who restores the premises at the end, and whether rent begins before or after handover or fit-out. Include notice requirements, default and cure periods, early termination rights, access rules and the process for resolving disputes. Ensure the lease permits the company to register or obtain any location-based licence if needed.

Before transferring a deposit

  • Match the landlord and payment account to verified records.
  • Confirm permitted use and required approvals.
  • Agree on a signed lease with clear deposit and refund terms.
  • Inspect, document and record the premises condition.
