Legal Protector provides integrated real estate legal services to Egyptians, foreign nationals and companies, covering title verification, contract review, registration, leases, real estate development and dispute resolution. Since 2006, we have worked to protect the client before payment is made or a final commitment is signed, because addressing risks before contracting is usually less costly than a dispute afterward.

Legal Due Diligence Before Buying Property

Reviewing the seller’s contract or inspecting the unit is not enough. We review the title deed, the chain of transactions, the seller’s capacity, the property’s boundaries, restrictions and in-rem rights, powers of attorney, licences and utilities, to the extent the documents and competent authorities allow. We then provide clear notes on the safe points, risks and missing documents.

Our Real Estate Legal Services

Foreign Nationals Purchasing Property in Egypt

Foreign ownership and the rules governing use or registration depend on the buyer’s nationality, the type and location of the property, the purpose of the purchase, and any applicable restrictions or approvals. We therefore review each case individually before a deposit is paid, and clarify whether a direct purchase or another structure is lawful and suitable. Another buyer’s experience should not be relied upon as a general rule.

Sale Contracts and Buyer Protection

We ensure the property, price, payment and delivery dates, ownership warranties, tax and utility responsibility, delay and termination cases, and the refund and dispute-resolution mechanism are clearly defined. For off-plan units, we review the project description, licence, specifications, possible changes, delivery schedule and penalties.

Leases and Managing the Contractual Relationship

We prepare clear lease contracts defining use, term, rent, increases, deposit, maintenance, utilities, assignment, subletting and handover. We also review notices, claims and cases of non-payment or misuse, and choose the appropriate legal procedure according to the type of contract and the facts.

Disputes and Registration

When a conflict arises over ownership, refusal to deliver or register, or a dispute over price, we analyze the documents, correspondence and receipts before choosing litigation or negotiation. Registration, signature verification and contract-validity procedures each have different legal effects, so we explain the purpose of each route before pursuing it.

How We Work

  1. Receiving documents: contracts, powers of attorney, and property and seller details.
  2. Legal due diligence: reviewing ownership, restrictions, licences and risks.
  3. Findings report: clarifying gaps and proposed protective terms.
  4. Negotiation and contracting: amending terms and attending signature once agreed.
  5. After contracting: following up delivery, registration or dispute resolution.

Frequently Asked Questions

Does a signature-verification contract prove ownership?

Its main purpose relates to verifying the signature, and it does not by itself replace checking the original title or taking the appropriate registration or validity procedures.

Can a foreign national buy any property?

Not all cases are the same; there may be restrictions related to location, nationality, number of properties, or use, and the transaction must be assessed before signing.

When should I involve a lawyer?

Before paying a deposit or signing a reservation, so risks can be reviewed and protective terms set, rather than trying to amend the obligation after it has arisen.

Can property registration be guaranteed?

This cannot be guaranteed before reviewing the documents and legal status. We explain the possibility of registration, obstacles and available steps after review.

Protect Your Transaction Before Signing
